Monolithic reinforced concrete construction secured to seismicity level IX on the Medvedev-Sponheuer-Karnik scale.



Brick masonry with ceramic blocks with vertical cavities WIENERBERGER Porotherm as follows:

External enclosing walls - 38 cm POROTHERM IZO PROFI with stone wool filling, laid with thin-layer adhesive and glued with Dryfix polyurethane adhesive. A system with the highest thermal insulation characteristics and a thermal conductivity coefficient of 0.064 W/mK.

Internal partition walls between individual apartments – the double wall of POROTHERM 12 cm with 2 cm stone wool filling for better heat and sound insulation.



High-class system aluminum joinery from the world's top brand - REYNAERS or SCHUCO* with triple glazing GUARDIAN, warm spacers and high energy efficiency and noise insulation indicators, and for some of the positions in the ground floor apartments, an automated sliding system with lifting is provided.


The design of the facades has a ventilated construction and thermal insulation of stone wool 70kg/m3, completely with linings and ornaments of impregnated natural limestone with a minimum thickness of 3 cm. The railings are metal powder-coated with high-grade ZINGA anti-corrosion paint. Rich ambient facade lighting with day and night sensors is provided.



Bituminous vapor barrier and thermal insulation 15 cm XPS are provided on the reinforced concrete slab. Above them is a reinforced cement screed or concrete with a slope towards the funnels. The waterproofing packages consist of the 1st layer of bitumen waterproofing SAINT GOBAIN BITUVER* 4 mm without sprinkling, 2nd layer bitumen waterproofing SAINT GOBAIN BITUVER* 4.5 kg./m2 with mineral sprinkling in the areas of the roofs, vertical layout and terraces, and the final coating on all terraces is a raised floor system and 2 cm Italian frost-resistant MARAZZI granite tiles.



The building has a class A Energy Efficiency Certificate, with all facade systems achieving a thermal conductivity coefficient of 0.6 W/m2K.


All Electrical Installations are provided according to the highest modern requirements and in a degree of completion up to SCHNEIDER ELECTRIC* switches and sockets, sockets and installed video intercom and doorbell systems, as well as preparation for installing a "smart home" system in each of the apartments. Access to the building is planned to be electronically controlled by contactless RFID cards / chips. For vehicular access to the basement levels, a system with a reader for the car registration numbers of the owners and users is planned. A signaling installation for emergencies is planned, which will work as a musical background in its daily mode. The main electrical switchboards are located outside the building, with independent and permanent access ensured, according to the "Electrohold Bulgaria" EOOD requirements.



All plumbing installations are provided according to the highest modern requirements and in a degree of completion up to the plug. Vertical stainless steel risers Viega Sanpress Inox* and horizontal distribution with multi-layer polyethylene pipes Viega Smartpress* for the water supply, as well as a system with silent three-layer pipes Pestan S Line* for the sewage system are foreseen.


The heating of the building is provided using a complete gas installation with individual gas meters and the need to install individual gas boilers. Coils for underfloor heating in the living room area and preparation for the installation of radiators with threaded leads (horizontal wiring) without the radiators/lires are provided. Cooling is provided using completed horizontal wiring for the installation of air-conditioning units, with fixed positions for the internal units in each room and fixed positions for the external units of raised metal structures located on the roof plate above the stairwells of all sections.



All apartments are provided with the highest-class armored entrance doors from a certified European manufacturer - GASPEROTTI*. The common areas are provided with exotic Dyno marble flooring and high resistance carpeting in the foyers in front of the apartments, walls covered with vinyl wallpaper, and ceilings with cornices with hidden lighting and painted in white latex. For the entrance lobbies, exotic natural marble flooring, MDF paneling, and a fully equipped and furnished corner for relaxation and meetings with a fireplace and soft furniture are provided. The lighting is provided using energy-saving LED lighting fixtures from a certified European manufacturer, and the elevator equipment - from a renowned world-famous manufacturer - SCHINDLER*.


The garage doors to the basement level are sectional automatic NOVOFERM. The pavement of the ramps is provided by fringed concrete with an additive for additional strength and water protection PENETRON*, and the pavement of the basement level in the parking area - is sanded and polished concrete.

All garages are supplied with three-phase current and preparation for installing fast charging stations for electric cars with their lots and a guaranteed power of up to 22 kW. NOVOFERM remote-controlled automatic doors are provided for all garages, and some of the garages are 3.25m high and pre-installed for the installation of a lifting device for double parking.



For the adjacent yards and the park space around the building, a wide range of plant species, walking paths, a children's corner, garden lighting fixtures, and an openwork fence around the entire perimeter of the plot are planned. An automated system for drip irrigation is provided, and all elements of the vertical panning - pavements, slab paths, drains, and drains - system solutions from SEMMELROCK.
